We are constantly registering applicants who are eager to find a new home. As soon as you instruct us to sell your home we will telephone and email our list of waiting applicants.

Details

We will produce a detail sheet which we use as a visual aid for applicants. The detail sheet will include a summary of the main selling points of the property, basic descriptions of each room with measurements and clear well taken external and internal photographs. We know good quality photographs are one of the main reasons potential purchasers decide to view a property.

Internet Advertising

Internet advertising is now one of the main sources for attracting potential buyers. This is why we advertise on all major property websites. These include Rightmove, Primelocation, Fish4, Findaproperty, Propertyfinder, Hot Property, Homes and Mortgages (Evening Standard). Use of good quality external and internal photographs is vital. According to Rightmove three or more internal photographs will increase the response rate for your property by over 500%.

Newspaper Advertising

We enjoy considerable exposure in the local media with coverage in the Welwyn and Hatfield Times. The publications are weekly and your property will be advertised on a regular basis.

For Sale Boards

Subject to your instructions, we would erect one of our "For Sale" boards placed in the most prominent position. In today’s market place it is important that every opportunity is taken to promote the sale of a property with the aim of reaching the maximum number of potential buyers.

Office & Window Displays

Our office enjoys a prominent position in Old Hatfield. We are within easy walking distance of the station and have free car parking immediately opposite the office. This ease of access means we attract a large volume of visiting customers and because we are based in Old Hatfield the quality of these potential buyers are extremely high. Your property will be attractively displayed in our windows to tempt these passing customers.

Viewing Arrangements

With regard to potential purchasers viewing your property, we will be pleased to accommodate your individual requirements. All appointments made will be vetted as thoroughly as possible through our registration process. We prefer our trained staff to accompany viewings and show potential purchasers around. Where necessary we also have the option of undertaking an "Open Day" for your property.

Communication & Feedback

The biggest criticism of Estate Agents is lack of feedback. We believe feedback is vital to stay one step ahead of an ever changing market. We will give you honest feedback within 48 hours of every viewing. You will also receive a bi-weekly marketing update where will discuss every aspect of how your property is being marketed and the feedback we have received. We will then agree with you an appropriate action plan to help secure a sale on your property.

Home Information Packs (HIP)

From 14 December 2007, properties marketed for sale in England and Wales will need a Home Information Pack (HIP), which includes a home energy rating.

Our packs are provided by one of the biggest pack suppliers and are recommended by the National Association of Estate Agents. Our packs are offered at a very competitive rate and payment can be spread over 10 months

Conveyancing

We use carefully selected partners that offer a highly efficient conveyancing service. We only use solicitors who offer the best possible levels of service. Their experience, proven track records of completing transactions quickly and the level of technology available all help in a smoother house transaction. Their fees are extremely competitive and are fixed when you instruct them so there are no nasty surprises later.

Selling Tips

When your home goes on the market, you obviously want potential purchasers to see it at its best. Just remember, anyone looking around your home will be picturing themselves living there. So, make it as easy for them as possible.

Make sure your home looks tidy and inviting. Nobody expects it to be like a show home, but keep the untidiness to a minimum.

Well-lit rooms always create a better effect.

The aroma of flowers etc – a little corny, but effective.

The garden should be neat. Potential buyers will envisage themselves pottering about in the flowerbeds.

Do all outstanding minor repairs. Too many DIY tasks for the new owner could lead to a lower price being offered for the property.

Keep dogs out of the way for fear of intimidating the viewer. Kittens and goldfish are acceptable!

When showing viewers around, don’t forget to give them space.
