Groups

 

It is recommended that you rent with friends that you know and trust. The group as a

whole will be responsible for the rent and any damages incurred to a property.

 

A leader/captain should be appointed for the group. The role of the captain is to be

the central point of contact between the group and Suburbia/landlord.

 

Viewings

 

Suburbia will arrange all viewings. It is advisable to give us at least 24 hours notice

before you wish to view to ensure availability of appointment time. The whole group

should be present when viewing. We will not reserve a property unless the property

has been viewed.

 

Term of Agreement

 

All properties are available for a minimum ten month contract which will generally

start on the 1st  September 2012 and terminate on the 30th June 2012. A sample copy

of the assured shorthold tenancy agreement is available.

 

Guarantors

 

You must have a guarantor; this is usually a parent or guardian. The guarantor

needs to be in full time employment and UK based and will be responsible for paying

the rent should you fail to pay. The guarantor will be fully referenced and the relevant

forms must be returned to us within 14 days. Each student will need to have a

guarantor. An administration fee of £50 will be charged for each guarantor

 

If you are unable to provide a guarantor the total rent for tenancy will need to be paid

in full prior to start of tenancy. Also the landlord may ask for an increased deposit.

 

To Reserve

 

You will need to reserve the property as a whole group. A holding deposit of £350 will

be taken. This figure will be taken off the final amount of security deposit you will need

to pay before you move in.

 

Each student will need to complete a reference form, provide proof of identification

(driving licence, passport etc), There is an administration fee of £80 per student which

covers references, contract fees, check in fees etc.

 

Please Note: Once you have reserved a property you are committing to take the

property. The property will then not be offered to any other students. If, for whatever

reason, you are unable to proceed with the tenancy an administration fee of £200 will

be deducted from your holding deposit. If you withdraw from tenancy after 1st  June

2012 the full deposit will be retained unless a replacement tenant can be found prior

to the start of the tenancy.

 

If the landlord withdraws the property you will be refunded in full.

 

Deposits

 

A security deposit equivalent to one and half months rent will be taken. This must be

paid in cleared funds by 1st  August 2012. Where we are managing the property the

money will be held in our client account (no interest will be paid) otherwise the

Landlord will hold your deposit.  The deposit will be protected in a Government approved

 protection scheme.

 

The deposit is refundable subject to the final Inspection

 

Rent

 

The first month’s rent must be paid in cleared funds by 1st August 2012. Subsequent

payments will be made on 1st of every month by bank standing order. Payments

made by any other means, (such as cash, cheque etc) will be subject to £15

handling fee.

 

Utilities/Insurance

 

You are responsible for all utility bills at the property. You are obliged to inform all

utility companies of your tenancy. Meter readings will be taken at the beginning and

the end of the tenancy and any outstanding bill will be forwarded to you.

 

Your personal contents are not insured under the landlords insurance. It is

recommended that you insure you own contents. We can put you in touch with

companies who specialise in tenants insurance.
